The defect, plainly

Balconies fail as a system: membrane past its life, no falls, cracked slab edges (concrete cancer), corroding balustrade fixings, and details that were never right. Repairing one layer while ignoring the others buys a short reprieve — the scope has to treat the balcony as one assembly.

01 Why do balcony repairs so often blow out?

Because most are scoped from the surface. Lift the tiles and you find the real condition of the screed, membrane and slab. We do targeted openings during investigation so the scope reflects what's actually there — and we price provisional quantities transparently instead of hiding them in a lump sum that either pads or explodes.

02 Our balustrades are original — are they compliant?

Possibly not. Load requirements and anchorage standards have tightened, and corrosion at fixings degrades what compliance existed. We test anchorages, check heights and gaps against current requirements, and report — repair, upgrade or replacement, with the engineering justification for whichever it is.

03 Can residents use balconies during works?

Affected balconies are closed during works — there's no safe way around that. What we control is duration per balcony (typically days, staged in runs), clear notification ahead of each stage, and sequencing that keeps closures short.
