Problem

A builder facing an owners corporation defect list on a recently completed apartment project: planter and podium leaks, balcony door threshold ingress, and cladding interface items raised by the OC’s engineer. The builder needed the list closed out conclusively — not argued about for another year — with its own warranty exposure protected where the defects weren’t its work.

Diagnosis

Item-by-item verification testing rather than wholesale acceptance of the list: flood testing isolated the planter leaks to membrane terminations (a design detail, documented as such), threshold ingress traced to missing door-sill flashings, and the cladding items confirmed against as-built records. Three claimed defects tested as not defects at all — evidence that saved the builder the cost and the precedent.

Method

Rectification executed per verified item: membrane terminations re-detailed and re-tested, sill flashings retrofitted with water testing before reinstatement, fire-stopping items rectified with certified systems and photographic records. Every closed item delivered as an evidence pack — cause, method, test result, warranty — formatted for the certifier and the OC engineer.

Outcome

Full list resolved at first submission with no re-opened items. The builder has since engaged us on two further defect-liability packages — the relationship outcome this work is really about.
